General conditions

Acceptance of the TERMS AND CONDITIONS OF RESERVATION is mandatory for guests who make reservations with us.

STAYS:

Beach Houses Rentals Valencia SL (with commercial name "Beach Houses Valencia") with advertisements of apartments ('properties') on websites and as an advisor on behalf of the Property owners ('owner') certifies that all properties have been personally inspected by the company to ensure they meet our standards. At the time of publication, the properties are furnished and equipped as described in the detailed descriptions to guests ('Clients') on the company's website.

Occasionally, owners may change the apartment's layout, furniture, or accessories. The company will try to make the relevant updates on the website as soon as possible and will notify guests in the event that changes to the property change the nature of the accommodation.

The differences between the description and the photos on the website and the characteristics actually found on the property do not constitute a basis for cancellation, refunds or other claims against the company. The company will not be responsible in the event that changes are made to a property on behalf of the owner and these are not notified to the same, however, the company will intervene on behalf of the guests in case the quality of the property diminished as a result of such changes.

The prices and seasons published on the company's website are indicative and subject to variations without prior notice, before the reservation is confirmed. The confirmation of the reservation will be effective once the payment of 25% of the total has been made in advance and the confirmation of the reservation form has been issued by e-mail. The reference currency is the Euro € and the values ​​of other exchange rates published on the company's websites are based on current interbank rates and are provided for comparative and guidance purposes only.


PAYMENTS:

The reservation will not be confirmed until the client receives an express confirmation from the company. A pre-payment of 25% of the rental price will be paid in the reservation and confirmation will not be made until the entire advance payment has been received. The company will not send any confirmation in the event that the pre-payment is not received or does not occur. In this case the property can be assigned to another client; however, the company will make every effort to find a replacement property acceptable to the customer.
The remaining balance of the rental must be paid one week before check-in. The lack of this last payment will constitute a basis for cancellation and the property will be re-offered and the cancellation conditions will be applied.

Payment by credit card is not subject to any type of commission from the company. Payments can also be made, without surcharge, by direct debit to the company's bank account or by PayPal.

CANCELLATION:

In the event that the client for any reason wants to cancel the reservation, he will be entitled to a full refund of the amount paid, subject to the deduction of cancellation costs. Cancellation charges are based on the total rental price and calculated from the date of the beginning of the rental period as follows:

Customers acknowledge that by accepting these terms and conditions in the company's inquiry or reservation request forms, they will be bound by the provisions contained herein and accept responsibility for damages caused by them or their parts to the Owners. This contract will be governed by its own clauses and in those that are not foreseen in them, the parties will comply with the provisions of the commercial and civil laws of the Spanish legal system.


Any litigation, discrepancy, question or claim that may arise between the parties, resulting from the execution or interpretation of this contract will be previously submitted to mediation, in order to try to reach a satisfactory agreement, with the help of the entity GIC, Intelligent Management of Conflicts based in Valencia (Spain). In case of not reaching an agreement, the Courts of Valencia will be competent. Changes of reservation dates, or property constitute a supplement (subject to availability)
